Overview

Excel Complete provides real estate accounting services focused on portfolio performance, cash flow, and financial reporting. As a CPA-led firm, we manage daily accounting, track income and expenses across properties, and deliver accurate, timely financials.

Our work centers on portfolio visibility and property-level performance. We structure entities, a chart of accounts, and reporting so that revenue, operating expenses, capital improvements, and financing activity are captured correctly, giving you clear insight into cash flow and returns.

What separates us is our systems-focused approach. We connect property management platforms, banking, and accounting systems, refine workflows, and build custom reporting. We also go beyond bookkeeping with financial modeling, acquisition analysis, and location intelligence, helping you evaluate properties, identify opportunities, and support expansion decisions.

Real Estate Accounting Cost

Real estate accounting services are typically structured as a monthly retainer based on the number of properties, entities, transaction volume, and the complexity of your reporting and systems. This includes daily accounting, monthly close, property-level reporting, and ongoing financial analysis.

Most smaller portfolios or single-entity investors fall between $1,000 and $3,000 per month. Mid-size portfolios with multiple properties or entities, or those requiring more detailed reporting and coordination, typically range from $3,000 to $7,500 per month. Larger portfolios, developers, or funds with advanced reporting, modeling, and system integration needs are priced accordingly.

For new clients, we offer a one-day on-site engagement for $1,200. We review your accounting structure, entities, property-level reporting, and overall systems. At the end of the session, you receive a clear roadmap outlining improvements to financial reporting, cash flow tracking, modeling, and system integration.

Our Process

1) Understand

We start by understanding your portfolio, entities, and current systems. This includes reviewing your financials, property-level reporting, and accounting structure, and identifying where cash flow, NOI, or portfolio performance lacks visibility.

2) Manage and Report

We take over daily accounting operations, including bookkeeping, monthly close, and financial reporting. We structure reporting to provide clear visibility into rental income, operating expenses, cash flow, and property-level performance across your portfolio.

3) Improve

We improve the systems behind your accounting. This includes connecting property management platforms, banking, and financial data, refining workflows, and structuring your data to support financial modeling, acquisition analysis, and expansion decisions.

Bookkeeping Services

Consistent bookkeeping is the foundation of accurate real estate reporting. Many portfolios struggle with delayed entries, inconsistent categorization, and incomplete records, making it difficult to understand true cash flow and performance.

We manage daily bookkeeping across your properties and entities, ensuring rental income, operating expenses, and capital improvements are recorded correctly. This supports a clean monthly close process and accurate financials, giving you a reliable foundation for reporting and decision-making.

Financial Reporting

Accurate financial reporting is critical for real estate operators, especially across multiple properties and entities. Many portfolios struggle with inconsistent bookkeeping, disconnected systems, and financials that don’t reflect actual property performance. Differences in property management platforms, entity structures, and accounting setups often lead to unreliable data, limited visibility into cash flow, and difficulty evaluating returns.

We standardize your bookkeeping and reporting across properties by connecting property management systems, banking, and accounting into a consistent structure. This includes aligning your chart of accounts, ensuring rental income, operating expenses, and capital improvements are captured correctly, and producing clear monthly financial reports at both the property and portfolio level, giving you reliable visibility into NOI, cash flow, and overall performance.

Financial Modeling

Financial modeling is central to how we support real estate operators. Many investors rely on basic projections or static spreadsheets that don’t reflect real-world performance. We build models that project cash flow, returns, and sensitivity to rent, vacancy, financing, and expenses, giving you a clear view of how properties perform under different scenarios.

We also incorporate location intelligence and market research into these models. This includes evaluating new markets, analyzing rent potential, and pricing upgrades, amenities, and community features tenants are willing to pay for. Whether you're considering renovations, repositioning a property, or evaluating a new acquisition, we help quantify the impact of capital projects and expansion decisions before you commit.

Tax Planning

Tax strategy is a core part of real estate performance. Depreciation, entity structure, and transaction timing all directly affect after-tax returns, yet many portfolios are managed reactively rather than strategically. Without proper planning, opportunities around cost segregation, 1031 exchanges, and passive activity treatment are often missed.

We structure your portfolio to optimize tax outcomes while maintaining clean, scalable reporting. This includes managing depreciation schedules, coordinating cost segregation studies, planning and supporting 1031 exchanges, and optimizing entity structures across properties. We also help navigate passive activity rules and ensure your tax strategy aligns with your broader investment and expansion goals.

System Improvments

Real estate operations often run across disconnected systems, including property management platforms, banking, leasing tools, and accounting software. We improve how these systems work together by connecting data sources and building structured reporting layers that provide a single, reliable view of property and portfolio performance.

Our work includes integrating property management, banking, and accounting systems, automating data flows, and developing reports that eliminate manual work and improve accuracy. From data cleanup and standardization to custom dashboards and reporting tools, we build systems that support consistent operations, real-time visibility, and better decision-making across your portfolio.

Benchmarking

Real estate operators benefit from understanding how their properties perform within a portfolio and relative to comparable assets. We provide benchmarking built from your financials, rent rolls, and operating data, structured to highlight differences in occupancy, rental rates, operating expenses, NOI, and overall returns across properties.

For deeper analysis, we incorporate market data and targeted research to evaluate rent positioning, tenant demand, and the impact of upgrades, amenities, and community features. This helps identify opportunities to improve performance, optimize pricing, and make more informed decisions around renovations, repositioning, and expansion.
